Palos Verdes Peninsula Plumbing

Rancho Palos Verdes, Rolling Hills Estates and Palos Verdes Estates sit directly above Walteria and the Hollywood Riviera. The plumbing problems change as the ground rises.

Ground that moves

The Portuguese Bend landslide in Rancho Palos Verdes is the extreme case. In July 2024 the gas company shut off service to 135 homes there because land movement was damaging roads, houses and its own lines, and reports from the area described broken water and gas pipes and displaced sewer lines. Service was later restored to parts of the area after the ground slowed.

Most of the Peninsula is not sliding, but hillside lots everywhere put more stress on buried pipe than flat Torrance tracts do. A slow leak in a service line on a slope can surface well downhill of where the pipe actually broke.

Damp ground downhill of the house, or a meter that will not settle? Call and describe the lot as well as the leak.

Long lines, high pressure

Big lots set well back from the street mean long buried supply lines from the meter to the house, and hillside streets often run high water pressure at the bottom of a zone. A pressure regulator protects the fixtures and the water heater; one that has failed shows up as banging pipes, dripping relief valves and running toilets all at once. A gauge on a hose bib will tell you the static pressure in a minute.

Water supply

Cal Water has served the Peninsula since 1970, covering Palos Verdes Estates, Rolling Hills, Rolling Hills Estates, Rancho Palos Verdes and a portion of Lomita. It buys surface water from the Metropolitan Water District, imported from the Colorado River and the State Water Project. Outdoor irrigation is the largest use on many Peninsula lots, so check the irrigation system first when the bill jumps.

Earthquake details matter more here

Between the Palos Verdes fault and the steep lots, strapping the water heater is the floor, not the ceiling. Flexible gas connectors, a known and working main water shutoff, and some thought about an automatic gas shutoff valve are all reasonable on the Peninsula. Each city issues its own permits; check with Rancho Palos Verdes, Rolling Hills Estates or Palos Verdes Estates as applies.

Palos Verdes Peninsula questions

Who supplies water on the Palos Verdes Peninsula?

Cal Water, which has served the Peninsula cities since 1970.

Why is my pressure so high?

Hillside zones can deliver high street pressure. A pressure regulator brings it down; if the one you have has failed, several fixtures tend to misbehave together.

Does the landslide affect my plumbing?

Only homes in or near active movement areas, mainly around Portuguese Bend. If you are there, follow the city and utility notices and have buried lines checked after any visible ground movement.
