Whole-House Repiping in Torrance

A repipe replaces every supply line in the house, usually moving them out of the slab and into the attic and walls. In a Torrance tract house it is often the last slab leak you pay for.

A corroded gate valve and a water meter on rusted steel pipe along a stained wall

The two systems that end in a repipe

Galvanised steel

Common in the oldest postwar Torrance houses and in the late 1920s and early 30s originals of the Hollywood Riviera. Galvanised does not usually leak first; it narrows. Rust scale builds on the inside until the water arrives brown and the far bathroom gets a trickle. Partial replacement tends to move the problem: new copper connected to old steel can corrode at the joint unless the transition is made properly.

Copper in the slab

The 1960s tracts were mostly copper. One slab leak in a copper system is a repair. A second one, in a different run, says the pipe is wearing out everywhere it touches concrete, and the next leak is a question of when.

What the job involves

New supply lines are run from the meter to every fixture, typically through the attic with drops down the walls, so nothing is left in the slab. Each fixture gets a new shutoff valve. The old lines are abandoned in place under the floor and capped. On a single-storey house the water is usually off only during the day and back on at night, and the job runs a few working days, longer with a second bathroom or a converted garage.

The part quotes leave out

Running new pipe through walls means small openings in drywall at each fixture and along the route. Who patches and paints them is the most common gap between two repipe quotes that look similar. Some companies include patch-and-texture, some patch and leave the paint, some leave both to you. Ask, and get it written down.

Also worth confirming: the permit, which a full repipe generally needs (check with Torrance Building and Safety), a pressure test before the walls are closed, the city inspection, and whether a new pressure regulator or main shutoff valve is part of the job.

PEX or copper

Both are used in South Bay repipes. PEX is flexible, needs fewer fittings and is quicker to fish through an attic and walls, which shows up in the price. Copper is more expensive and more labour, lasts well, and some owners simply prefer it. Whichever you choose, the route matters more than the material: a repipe that leaves any line in the slab has not solved the problem it was bought for.

What it costs

Local companies generally quote a whole-house repipe for a typical single-storey, two-bathroom Torrance house somewhere in the high four figures to the low-to-mid five figures. Bathroom count, the number of fixtures, attic access, PEX versus copper, and how much wall repair is included move it within that range. A quote well under it usually leaves something out; ask what.

Common questions

How long does a repipe take?

On a typical single-storey Torrance house, a few working days, with water restored each evening on most jobs. Add time for drywall repair and the city inspection.

Can I repipe only the hot side?

It is done, especially after hot-line slab leaks, and it costs less. The cold side is the same age and was laid the same way, so many owners do both while the walls are open.

Do I have to move out?

Usually not. Expect the water off during working hours, some dust, and furniture moved away from the walls being opened.

Will a repipe raise my water pressure?

If the old system was galvanised and choked with scale, noticeably. If the pressure was fine before, the gain is small; a failing pressure regulator is a separate fix.
