Slab Leak Detection in Torrance

The expensive part of a slab leak is rarely the pipe. It is breaking the wrong piece of floor. Detection is the step that decides where, and whether, the concrete gets opened at all.

The order a proper visit follows

1. Confirm there is a leak

With every fixture off, the water meter should be still. If the low-flow indicator on the meter is turning, water is going somewhere. A good technician checks toilets and irrigation first, because a flapper that does not seat will move a meter too.

2. Split hot from cold

Closing the cold inlet to the water heater isolates the hot side. If the meter stops, the leak is on a hot line; if it keeps moving, it is on the cold side. Pressure gauges on each system confirm it and show how fast the pressure drops.

3. Locate it on the floor

Acoustic gear listens through the concrete for the hiss of water leaving a pinhole. On hot lines a thermal camera often shows the warm trail from above. The aim is a mark on the floor within a foot or two of the leak, and a reasonable idea of how the line runs.

4. Talk about options before tools come out

Only now does the conversation turn to repair: open the floor at the mark, reroute the line overhead, or repipe. The detection result should be yours in writing, so you can get a second quote on the repair.

Why Torrance has so many of them

A slab house built in a fast tract in the late 1950s or 60s typically has soft or hard copper running beneath or within the concrete. The pipe was often laid directly on gravel or pressed against footings, and the hot line moves a little every time the water heater fires. Seventy years of that abrasion is what produces a pinhole. Southwood, West Torrance and North Torrance are full of houses built this way, and a tract plumbed by one crew tends to fail in a similar pattern.

Signs worth acting on

One sign on its own can have another cause. Two together, especially a moving meter plus a warm floor, is a slab leak until proven otherwise.

What detection costs, and what it should include

Local companies generally quote leak location as its own visit, commonly in the range of a few hundred dollars for a single-family house, more for a large floor plan or a property with a pool and long irrigation runs. The price should cover the pressure test, the location and a written result. Some companies credit part of it against a repair they then carry out; if that is offered, the location fee should still be stated up front so you are free to take the result elsewhere.

Insurance, before anything is broken

Many homeowner policies treat access to a slab leak (breaking and replacing the floor) and the water damage it caused differently from the pipe itself, which is often excluded as wear. Policies vary a lot. Call your insurer once the leak is located and before the floor is opened, and photograph the floor, the meter and the marked spot.

When detection says "repipe"

A good locator will tell you when the pipe itself is the problem: several leaks found at once, a history of earlier repairs, or a test that shows the whole hot system weeping. That is the point at which a spot repair stops being the cheap option. The repiping page covers what replacing the system involves.

Common questions

How accurate is slab leak detection?

In good conditions, within a foot or two. Accuracy drops under thick tile beds, in noisy houses, and where the line runs deep. A locator who is unsure should say so and suggest a second method rather than guessing.

Can I keep living in the house with a slab leak?

Usually, if you control the water. Closing the cold supply to the heater stops a hot-line leak; a cold-line leak may mean shutting the main between uses until the repair. Water left running under the slab erodes the soil and feeds mould under flooring.

Is a slab leak covered by homeowners insurance?

Often the access and the resulting damage are covered and the pipe is not, but every policy is different. Ask your insurer before the floor is opened.

Why is my floor warm in one spot?

A warm patch that stays warm is very often a leaking hot-water line under the slab. Radiant heating and a sunny window can do it too, which is why the meter test comes first.
